Frequently Asked Questions

These instructions are primarily intended for the janitor from the agency. Although the finca has been renovated and the house systems are new, everything can break or get an error even if it is brand new. Always call the agency in case of problems. They will help you as soon as possible.​​ ​

Movie Night?

There are two televisions in the finca: one in the master bedroom and the other in the living room. Both TVs are connected to Netflix and Amazon Prime. Just press the Amazon button on the remote control and select your favorite show. The TV in the living room is also equipped with an Apple TV. Just press the menu button on the Apple TV remote and the TV will start up automatically. Since both televisions are connected to the Internet, you can try to stream your regional channels via the Internet. With the Apple TV you can also transfer everything from your iPhone to the television.​

Coffee Needed?

The fully automatic coffee machine from DELONGHI is right next to the oven. Just press the black button above to turn it on. Then simply choose your favorite coffee from a wide selection and enjoy. Refilling is easy by opening the white lid at the top of the machine. Please use whole beans from your local supermarket.

Need Air Condition?

Several air conditioners are installed in the finca. One in the living room and one in each bedroom. Even modern air conditioners consume a lot of energy, which causes the generator to run quite quickly and for a long time. Before you leave the house, please think twice if the air conditioning is still running and turn it off. If you need air conditioning, just use the remote control by turning it on and selecting the temperature you want. Usually the temperature drops immediately and you can turn off the air conditioner after a short while. Please don't leave it on all night.

Got Locked?

If for some reason the automatic gate won't open, simply use one of the keys you were given and unlock the gate manually. Then simply slide the door open by hand.

Like Music?

There are two SONOS speakers installed in the house. Simply download the SONOS APP and connect to stream you favorite music. This also works by using your iphone - than select the speakers shown. 

WiFi Wont Work?

The WiFi router is located to the left of the fireplace beneath the draws of the sideboard. Just select the "Bella Auba Guest" network to connect. No password is required. If for some reason the wifi doesn't work, just unplug the power adapter for 10 seconds and it will work normally again. From time to time it is absolutely normal on the Balearic island for the internet to crash. This usually only lasts a few hours and turns itself back on. The Internet provider is IB-Red. ​

How Does The Pool Work?

The pool pump is located below the pool. Once you enter the room follow your left to reach the pump and all the controls. There is a switch on AUTO (AUT) for the pump and a timer for the pump to run. In summer with high temperatures, the running time should be longer than in winter. The correct time is 3 hours from 11am to 2pm, then a one hour break and again 3 hours from 4pm to 7pm. If the temperature falls permanently below 16 degrees, the pump can be switched off by turning the switch to "Off" (O). 

Running Out Of Gas?

The hob in the kitchen works with gas. The gas bottle is outside the finca right next to the entrance. Just open the gray shutter and swap the bottle for a new one. Place your palm on the metal clip on top of the bottle and your fingers underneath, then use both hands to pull the ring underneath to release the clip. The small switch at the top opens and closes the gas flow. If you connect a new gas bottle, please do the same thing by pulling the ring up and placing it on the gas bottle and then snapping it down. Hot water in the bathroom between the two bedrooms and in the kitchen is also gas heated and works the same way. The gas bottle is also outside in the small cupboard at the back of the bathroom.​

Out of Electricity?

The generator is in the tiny house behind the finca. There are two doors to open the generator itself. On the left side you will find the status display and the controls for starting and stopping the generator. In normal mode, the AUTO BUTTON is on, which starts the generator when there is not enough solar energy or the energy consumption is too high. If for some reason the generator does not start as it should, you can start the generator manually. Simply press and hold the “START BUTTON” for about 2 seconds and the generator should start. Please remember to always return to “AUTO MODE” by pressing the “AUTO BUTTON” afterwards. The Generator needs maintenance every 250 running hours. An old invoice is taped to the generator. Simply call the number and quote the customer number from the invoice. The Company Tallers Servera also takes care of breakdowns.

Pool Robot FAQs?

The pool robot for cleaning the pool floor is easy to use: place the robot in the pool. Then just plug in the power supply and press the blue illuminated button on the controller. The robot works for about two hours and stops automatically. Repeat as necessary until pool is free of leaves and dust. Lawn Mower Got Stuck?

The lawn mower robot is behind the pool in its own little house. Occasionally the mower will get stuck and need to be restarted. Just open the lid and enter the code and press the start button. The mower will automatically “go home” to charge and start mowing at night once the battery is fully charged. The code is in the generator room where all the keys are hung.​

Where Is The Water?

The property is absolutely self supplied. A pump takes care of running water. If for some reason the water wont run, the pump needs a restart. The pump is located near the cistern in front of the house. Just hold the START BUTTON for a second and the pump will work again. This usually is only necessary if the power went down.

Running Out Of Diesel?

When the fuel gauge has reached 200 liters, the tank should be refilled. An old invoice is taped to the tank. Simply call the number on the tank and quote the customer number from the invoice. The tank truck usually arrives within a few days. Payment is made by direct debit, so no payment is necessary on site.

Sewage Tank Full?

The waste water tank is located at the back of the finca on the ground. In the high season, when the finca is fully booked, the tank has to be emptied every 6 to 8 weeks. Always check the tank before new guests arrive and make sure there is still enough space. Otherwise, call a company to have the tank drained.

Where Is The Key Box?

You will find the key box to the right of the entrance gate. Remove the cover to enter the PIN given to you by the agency. Press the "C KEY" to close the safe again.

For the agency: All the keys to the property are hanging on the wooden board in the generator room.

Garden Watering?

The garden irrigation is located under the pool as you enter the room on the left outside wall.

Where Is The Fuse Box?

The main fuse box is to the left of the main entrance outside the finca. There is also one in the generator room and one under the pool.​

Fountain & Water Cistern

The fountain is on the driveway under the iron plate. Water will be pumped automatically when the skimmer in the cistern detects there is not enough water. To open the cistern, head upstairs onto the small breakfast terrace and open the lid in the left corner. There you will find the skimmer. Move the skimmer down to manually start the fountain pump and up to stop the pump.
